January home sales up in Barrie

The January 2020 sales information is in, and residential property sales recorded through the Matrix™ System for the Barrie and District Association of REALTORS® Inc. (BDAR) region showed strong year-over-year growth in both number of sales and the average price of units sold.

The Housing Price Index (HPI) showed a month-over-month decrease of 0.26 per cent from December 2019.

Month-Over-Month (January 2020 vs December 2019) - All Residential Homes

Simcoe County

263 residential units were sold in Simcoe County last month—a 9.6 per cent increase from December 2019. During the same time a year ago (December 2018 to January 2019), there was a 17.8 per cent increase in the number of units sold.

The average price of residential units sold last month was $517,228—a 3.4 per cent decrease from December 2019. In comparison, the average price a year ago increased 0.8 per cent from December to January.

City of Barrie

129 units were sold last month within the City of Barrie, which was 3.2 per cent more than the number of units sold the month prior. A year ago, the number of units sold between January and December increased 1.0 per cent.

The average price of units sold within Barrie during January was $503,881. This was 0.3 per cent less than the average price during December 2019. In comparison, the average price of units sold between January 2019 and December 2018 decreased by 0.6 per cent.

Simcoe County Excluding Barrie

In Simcoe County Excluding Barrie last month, 134 units were sold. This was 16.5% more than the number of units sold during December 2019. In the same time a year ago, there was a 36.6 per cent increase in the number of units sold outside of Barrie.

The average price of units sold in the areas outside of Barrie last month was $536,657. This was 4.9 per cent less than the month before. Between January 2019 and December 2018, the average price of units sold outside of Barrie increased 2.0 per cent during this same timeframe. 

Year-Over-Year (January 2020 vs January 2019) - All Residential Homes

The Housing Price Index (HPI) showed a year-over-year increase of 1.73 per cent between January 2020 and January 2019.

Simcoe County

263 residential units were sold in Simcoe County last month—13.4 per cent more than the same time last year. As well, the average price of residential units sold was $517,228 which was 6.3 per cent greater than that of January 2019.

City of Barrie

129 residential units were sold during January 2020 within Barrie. This was 22.9 per cent more than the number of units sold during January 2019. This growth was more than that of total Simcoe County (+13.4 per cent).

The average price of residential Barrie units sold during January 2020 was $503,881—9.1 per cent greater than the average price of units sold during January 2019. This growth was greater than the average-price growth of total Simcoe County (+6.3per cent).

Sales in Barrie accounted for 49.0 per cent of residential sales in Simcoe County last month. This was 3.8 share points greater than the same time last year.

Simcoe County Excluding Barrie

134 residential units were sold outside of Barrie during January 2020, and this was 5.5 per cent greater than the number of units sold during January 2019. This growth was less than the 13.4 per cent growth seen in the total Simcoe region.

The average price of units sold in Simcoe County Excluding Barrie last month was $536,657. This was a 5.9 per cent increase in the average price, year-over-year. This increase in average price was less than the growth found in total Simcoe County (+6.3 per cent).

Residential property sales outside of Barrie accounted for 51.0 per cent of sales in Simcoe County last month. This was 3.8 share points less than the same time last year.
