Move could finally permit garden sheds in Sandycove Acres

Special meeting of Innisfil Council on June 16 will hear an application to amend the zoning bylaw

Innisfil’s current comprehensive zoning bylaw specifically bans homeowners in Sandycove Acres retirement village from setting up accessory buildings – including garden sheds – on any individual home site.

Instead, management has provided rows of sheds in some public areas within the village that can be rented for an annual fee.

Some residents, unaware of the zoning bylaw that banned accessory buildings until recently, had installed their own. With permission from management, some residents set up their own storage sheds adjacent to their homes, citing convenience and ease of access: the communal sheds are often located some distance away from the homes, and awkward to use.

Since the bylaw provision began to be enforced, both the Town of Innisfil and Sandycove Acres owner Parkridge have been working together to come up with a solution.

On Wednesday, June 16 there will be a Special Meeting of Council under the Planning Act to hear a Zoning Bylaw Amendment application that would permit individual storage sheds within the village (located at 983 and 908 Lockhart Road), subject to height, size and setback restrictions.

Among those restrictions:

  • Minimum distance between a shed and any street line shall be 5 metres (16.4’).
  • Minimum distance from a shed to any home on an adjacent site shall be 3 metres (9.84’)
  • Minimum distance to the boundary line (that does not abut an interior road) shall be 1 metre (3’).
  • Maximum height for a shed is 4 metres (13.1’) or the height of the home, whichever is less.
  • Maximum site coverage (of home and shed combined) shall be 40 percent in total; no shed shall be bigger than 20 sq. m. (215.3 sq. ft.) in area.

The meeting, which will be held virtually on Zoom and streamed live on the Town’s YouTube channel, begins at 6:30 p.m.
