Home sales down from last month, BDAR says

The November 2019 sales information is in, and residential property sales recorded through the Matrix System for the Barrie and District Association of REALTORS Inc. (BDAR) region showed a month-over-month led by slowing sales in the areas outside of Barrie. However, year-over-year sales growth was still incredibly strong. The Housing Price Index (HPI) showed a month-over-month decrease of 0.26 per cent from October 2019.

Month-Over-Month (November 2019 vs October 2019) - All Residential Homes

Simcoe County

413 residential units were sold in Simcoe County last month—a 19.6 per cent decrease from October 2019. During the same time last year (October 2018 to November 2018), there was a 19.0 per cent decrease in the number of units sold. The average price of residential units sold last month was $512,475—a 1.9 per cent decrease from October 2019.

In comparison, the average price during 2018 decreased 2.8 per cent from October to November.

City of Barrie

211 units were sold last month within the City of Barrie, which was 11.0 per cent less than the number of units sold the month prior. Last year, the number of units sold between November and October decreased 16.1 per cent. The average price of units sold within Barrie during November was $484,422. This was 1.3 per cent less than the average price during October 2019.

In comparison, the average price between November and October 2018 decreased by 2.8 per cent.

Simcoe County Excluding Barrie

In Simcoe County excluding Barrie last month, 202 units were sold. This was 27.1 per cent less than the number of units sold during October 2019. This was a more significant decline than what was seen during the same time last year (-22.1 per cent). The average price of units sold in the areas outside of Barrie last month was $544,327. This was 2.5 per cent less than the month before. In 2018, the average price of units sold outside of Barrie increased 0.8 per cent during this same timeframe.

Year-To-Date (YTD) (November 2019 YTD vs November 2018 YTD) All Residential Homes

Simcoe County

4,758 residential units were sold in Simcoe County during November 2019 Year-To-Date (YTD) (Jan. 1, 2019 – Nov. 30, 2019). This was 16.8 per cent more than what was sold during the same timeframe last year (Jan. 1, 2018 – Nov. 30, 2018). The average price of residential units sold during November 2019 YTD was $521,093. This was 5.0 per cent greater than the average price during the same timeframe last year.

City of Barrie

2,222 units were sold in the City of Barrie during November 2019 YTD. This was a 10.7 per cent growth from the same timeframe last year. This growth was less than that of total Simcoe County (+16.8 per cent). The average price of units sold within the City of Barrie during November 2019 YTD was $489,193. This was 3.2 per cent more than the same timeframe last year, and this growth was less than what was seen in the total Simcoe region (+5.0 per cent). During November 2019 YTD, Barrie accounted for 46.7 per cent of residential properties sold. This was 2.6 share points less than the same timeframe during 2018.

Simcoe County Excluding Barrie

2,536 residential units were sold in the areas outside of Barrie during November 2019 YTD. This was 22.6 per cent greater than the number of units sold during November 2018 YTD. This growth in number of units sold was greater than what was seen in the total Simcoe region (+16.8 per cent) The average price of units sold during this time was $546,660. This was 4.1 per cent greater than what was seen during November 2018 YTD. This growth was similar to that of total Simcoe (+5.0 per cent) During November 2019 YTD, Simcoe County excluding Barrie accounted for 53.3 per cent of residential properties sold. This was 2.6 share points more than the same timeframe during 2018.

Year-Over-Year (November 2019 vs November 2018) - All Residential Homes

The Housing Price Index (HPI) showed a year-over-year increase of 1.42 per cent between November 2019 and November 2018. Simcoe County 413 residential units were sold in Simcoe County last month—29.5 per cent more than the same time last year. As well, the average price of residential units sold was $512,475 which was 8.5 per cent greater than that of November 2018.

City of Barrie

211 units were sold during November 2019 within Barrie. This was 26.3 per cent more than the number of units sold during November 2018. This growth was less than that of total Simcoe County (+29.5 per cent). The average price of residential Barrie units sold during November 2019 was $484,422—7.0 per cent greater than the average price of units sold during November 2018. This growth was slightly less than the average-price growth of total Simcoe County (+8.5 per cent). Sales in Barrie accounted for 51.1 per cent of residential sales in Simcoe County last month. This was 1.3 share points less than the same time last year.

Simcoe County Excluding Barrie

202 residential units were sold outside of Barrie during November 2019, and this was 32.9 per cent greater than the number of units sold during November 2018. This growth was greater than the 29.5 per cent growth seen in the total Simcoe region. The average price of units sold in Simcoe County Excluding Barrie last month was $544,327. This was a 7.8 per cent increase in the average price, year-over-year.

This increase in average price was around the same as the growth seen in Simcoe County (+8.5 per cent). Residential property sales outside of Barrie accounted for 48.9 per cent of sales in Simcoe County last month. This was 1.3 share points more than the same time last year.
