Rendering of townhouses planned for 844 Veterans' Dr., in south-end Barrie.

Eighty townhouses and a new city street could be developed in south Barrie.

Sitting as general committee tonight (May 31), Barrie councillors will consider rezoning 844 Veterans Dr. from agricultural use to neighbourhood residential, needed to build 10 blocks of townhouses, containing eight units each.

This 3.78-acre property is located on the west side of Veterans Drive, north of McKay Road West.

The property is occupied by an uninhabitable, single-detached dwelling. A demolition permit has been issued for its removal.

In addition to the 80 townhouses, this development is to have a new municipal street running east to west on the site.

The townhouses are to be four storeys in height, and to be developed as freehold units. There would be garage and driveway parking spaces for each townhouse.

The rezoning asks for a special provision — four storeys instead of the three allowed in the neighbourhood residential zoning — for rooftop patios. The rezoning application is being reviewed concurrently with an application for a draft plan of subdivision.

A neighbourhood meeting was not held for this application due to the limited number of properties within the 240-metre circulation radius. The majority of surrounding property owners are part of the Salem Secondary Plan Landowners Group, and have either received draft plan approval for plans of subdivision or are in the process of obtaining approvals.

A public meeting was held March 2 and no public comments were received, however there was correspondence on the rezoning application.

The developer of this property is listed as two numbered Ontario companies.
