Condos, townhouses could be coming to Ardagh Rd.

Both southwest Barrie properties require rezoning to move ahead with development in Ward 6

Barrie’s Ardagh Road is heading toward some new development.

At 286 Ardagh Rd., a six-storey residential tower with a total of 72 condominium units is being proposed.

And at 334 and 340 Ardagh Rd., 20 street townhouses are proposed.

Both southwest Barrie properties require a rezoning to move ahead with development in Ward 6.

At 286 Ardagh, the rezoning application seeks to change the current historical agricultural zoning to a residential apartment second density use within Barrie’s comprehensive zoning bylaw. 

Special provisions are also proposed to reduce the required building setbacks, landscape buffers and to allow for a reduced number of parking spaces. Additional special provisions may be required.

The rezoning application awaits the applicant’s submission, as does the plan of subdivision. 

Access to the property — which is located on the northeast corner of  Hawkins Drive and Ardagh — would be provided from Ardagh Road, with a locked emergency access from Pass Court.

The city’s development pages say a neighbourhood meeting on the application was held Jan. 18, 2024.

A public meeting is still required, then approval by general committee and city council, for the rezoning.

At 334 and 340 Ardagh, the application is for a rezoning from residential single detached dwelling, first density use to site-specific residential multiple dwelling second density, townhouse, special provision, to facilitate the construction of 20 street townhouses.

This property is located along Ardagh, on both sides of Neva Road, west of Eaglestone Lane.

A public meeting on the rezoning is still to be scheduled and the application also requires general committee and city council approval.
